Taxes here are about 3% of home value. That's $3000 for a $100,000 home. We're renting homes from the government. In addition, if you have a homeowner's association, it has the right to foreclose for missing 1 year's HOA dues, generally less than $500.

Time for a tax revolt in Texas.

You conveniently left out a few things. You moved into the house knowing that there was an HOA there. It was your choice. Revolting now about that would not really seem to make sense. Also, Texas has no income tax and make that up with higher property taxes.

Did the mil rate change or did your house increase in value? I've heard plenty of people who've made off like bandits with the value of their house increasing paying a lot more taxes.

Last week I was talking to someone who was complaining about this very thing. His house had been re-assessed and the value, being in the NW, had gone up tremendously over the last 10 years. I asked him basically that if his house had gone up several hundred thousand dollars and his taxes were so much, why doesn't he just sell it and take the profits and move to a house with lower taxes. There wasn't a good answer.

I would say NH Property taxes are on a par with NJ. The difference is we have no state sales or income taxes.

New Jersey flat out sucks because of it's politicians. The people
here are so liberal that they are flat out almost commies. 48 years
ago I bought a house with 4 acres and payed 400 dollars taxes. Now
I pay 10 thousand on the same house. No sewers, no water, no gas

Walien: No, I specifically bought OUTSIDE of a HOA so I wouldn't have to deal with those nuts. But there's a case where a HOA foreclosed on a retired woman for less than a thousand bucks, on a $150K home. Wouldn't work with her to get the debt paid on installments.

As to no "income tax", there's a "franchise" tax that hits small businesses. Some businesses found their taxes exceeding their net income. They revised it, but it's still onerous. Then there's a sales tax pushing 9%. That's the most regressive tax of all.

We winter down there on Baffin Bay and I know what you mean about sales tax in TX. I guess for the residents what tax the state takes out of our pockets helps you.
