Please keep ashley and I in your prayers, especially ashley. We have had some real trials already this week, and she is taking it really hard.

Well, here's what all is happening. The stray that we took in, and made a part of our family has epilepsy and he had a major seizure sunday morning. Ashley's sister will be moving out soon, ams we won't be able to cover her side of the expenses. There was the possibility that I could lose my job this week, which doesn't seem to be happening now. Finally, we got a call from a collection agency this morning stating that we owed our old property management company $1,500 for excessive damage to the property. I don't call replacing worn carpet excessive damage, nor do we feel it should have cost $2,700 to replace said carpet 800 sq ft worth that was already 5 years old when we moved in, and had been stretched.

Lord, we come before you today upholding Jonathan and Ashley.

They have faced trial after trial, Lord, and we ask that you would intervene in their situation and give them some relief.
We don't pray about specifics, Father, because we know that you already know the best way to handle this situation that would be best for them. What we do ask, Lord, is that you have mercy on them and do not delay your answer to them.

Give this family a blessing, Lord -

And we ask these things in name of Jesus, the Christ - the Beginning and the End.

You and Ashley will be in my thoughts.

NEVER believe what someone 'claims' you owe them. Specially landlords. Threats are a common tactic used by these types. Its the reason you have laws that address the matter.

Check your State/County/City laws concerning landlord/tenent laws and abuses. I'm pretty sure you'll be glad you did. It helped me greatly at one time under similar circumstances.

By ALL means, do not be afraid to contact the BBB, ATTY General, or any other orginization that oversees these matter. Be prepared to present your position in writing, send letters with the appropriate postage (certified return receipt requested), and send copies to all that may be interested. Make sure ya put CC at the bottom of any/all correspondence. That way EVERYONE knows what's going on. Yea, it takes some time and the cost of postage.

Landlords are predators. They thrive on the ignorent. Show 'em how much you know and how you plan to do battle with them. They WILL back down.

No little black lies tho. Everything must be the truth. They HATE that.

While true in many cases, there ARE good landlords.
My Son-in-law, for instance.
It is absolutely unbelievable what HE has to put up with.

Once, the police raided one of his rentals based on a tip that a BG was hiding out there.
The intel was false.
But they broke the windows out, destroyed the sills, destroyed the venetian blinds, shot tear gas grenades into the interior which stunk the place up and burned several black spots into the carpet and floors, and splintered the front door.
He dug into it with his attorney, and guess what? The government is NOT responsible for damages caused in an erroneous action like this.
He has insurance, of course, but has to pay the deductable, and is just OUT the loss of rent until it is all back in top shape ready to rent again.

In another of his rentals, this one a quad-plex, someone skipped out without paying the rent, and some druggies moved in and cooked off a batch of Meth in the vacant appartment.
The government guys came in and tested all the apartments and found the entire building had been contaminated by the meth cooking.
So, he moved three families out until the entire building could be made safe again and lost the rent from all four units. He paid the rent at another place for the three displaced families because some landlords ARE straight-up people.

Back when we rented, we had a couple of each kind - -

I manage 21 houses right now. I know a little bit about the rental business myself. Landlords are not what bobitis says. At least im not.

Forgive me Dan for making such a sweeping accusation. It was not my intent. But I'm sure it's true for the majority out there.

I had a similar experience as John with a rental unit. When I moved in, we went through a punch list of the unit. I noted that the carpet was worn out, stained, etc. When I moved out, I was told that I was responsible for replacing the carpet. Ummm... NO!

Fortunately I had the original punch list, and there, sideways to the rest of the list, was a notation initilialed by the landlords rep as to the condition of the carpet. They caved when I brought it to their attention.

There's good and bad in all walks of life, and a lotta folks would take advantage of you if you let them. Gleefully for that matter.

My post was not directed at you, but the scum that is out there preying on those less inclined to defend themselves.

Thanks again guys, we've been in contact with the BBB and they have a lot of complaints. We also contacted an attorney, but I don't believe we have heard back. Had ashley and I been together when she moved into that place, we wouldn't be having this issue.

No big deal bob, but like you said you cant lump everyone together. I am johnny on the spot when it comes to repairs and my units are nice and I keep people long term. I dont play games with anyone. I am frank and honest and up front in the beginning so there is no question where I stand and any one of my tenants would say I am fair. If people do the right thing, they get their deposit back no problem. A list is made at the time of signing the lease and any repairs that need addressed are done right away. No games here.

When my friends daughter rented a garage apartment for collage a few years ago. I took digital picks of every room and any problems before she moved in. I made two copies of cd's with the pics one for her one for the landlord no problems. very nice people felt good they were keeping an eye on her.

My ex-wife is a landlord of a rent house. We had bought it ostensibly to place my step-son in decent housing, but he moved his small family away up to New York,close to his Dad. There IS horror stories about tenants, too. I recently went to replace a shattered shower door at the property. A heavy(read expensive) glass door that the tenant says she just was setting the toilet lid down when the shower door just shattered to the floor. I was not there, but my guess is something else caused the door to shatter. Have you ever picked up tempered glass? What a chore. Anyway, I highly second ampiterry's beautiful prayer. Take heart... a true and faithful Heavenly Father is right now answering that prayer. Power resides in your faith.
